The following is an example of the studio rental agreement for parties interested in Studio Space. Studios are rented on a first come, first served basis and preferred studio is subject to availability. 


Rental Agreement

THIS AGREEMENT TO LEASE STUDIO SPACE is made and effective by signing below, by and between Art Aggregate, ("Company") and Client listed at bottom of this agreement ("Renter"). By signing below, Renter accepts and agrees to be bound by these Terms and Conditions, whether or not Renter has read them. NOW, THEREFORE, in consideration of the mutual covenants and promises hereinafter set forth, the parties hereto agree as follows:

Members are able to work 24/7 with regular access to the collective’s lounge and kitchenette. We do require that all members use the facilities correctly, independently, safely, and with consideration for other renters.

Studio Spaces are rented on a ______basis. Studio Spaces include: power, lights, heat, wireless internet, free parking, washrooms are available to all renters, ability to book classroom space, ability to book photography studio, use of the member’s lounge & kitchenette.

Renter agrees to leave the studio in the condition it was found, or a $100 cleaning fee will be incurred.

Each renter is responsible for the security and safety of all their belongings in the space. Art Aggregate and its owners/managers are not responsible for any loss or damage in your studio.

All renters are responsible for individual insurance, licensing and permits.

Studio 2 $500.00/month*  

Studio 3 $500.00/month*      

Rent is payable on a month-to-month or annual basis. There is an option for shared studio space at the cost of an additional membership.                                    

The first month rent is due at the time of signing the agreement. Rent is due in advance on the first of each month. Checks can be made to “Art Aggregate”. Payments can also be made in person to Sean McCormack.

*Studio Rental is also subject to applicable taxes and fees




Studio Rental Policies

1.       Renter is strictly responsible for any breakage occurring through the duration of rental and shall reimburse Art Aggregate for items broken or damaged.

2.       The studio rental fee shall not include consumable supplies.

3.       Renter agrees to abide by the stated hours of operation. Special accommodations may be made by studio Renter in advance with owner/managers.

4.       Be Respectful. Our studio space is shared by several artists. Disruptive behavior such as loud music, excessive visitors, improper use of equipment, and failure to work cleanly will not be tolerated.

Smoking is NOT permitted on premise and/or near exterior doors.



 Refunds and Cancellations

Renters may terminate the agreement at any time with 30 days’ notice. Any remaining balance already paid is forfeit. The renter may terminate with 30 days written or verbal notice. Any remaining unpaid balance is due in full to the owner at the time of termination.

Late charges of $25 assessed are applicable. If payment is not received by the 15th, use of the studio will be suspended until the debt is paid. Subletting of the studio is not allowed.

Memberships are not refundable.

***Pick up after yourself when using the studio. Discard paper and trash in designated bins. Take out the trash when needed. Recycle and reuse materials whenever possible. Turn off the lights when leaving your work area. Be aware of the needs of other people working around you in the studios. Music (content or volume), the amount of space you take up with a project, and other personal work habits can directly impact fellow renters. We ask that you keep your number of outside visitors to a minimum; renters should use the lounge for social visits. Please keep in mind that non-renters are strictly prohibited from using your keys to access the building. Repeatedly problematic or disruptive behavior may result in termination of rental contract and access, as decided on a case-by-case basis. Security Policies: This is a shared open floor warehouse that encourages collaborative work and will occasionally host public open studios. We highly advise that you lock any valuables left in your spaces. The roll-up bay door is not to be left unattended while unlocked or opened. Safety Rules: No toxic, harmful and strong odor chemicals other than paints may be used at any time (except when otherwise approved). No open flames at any time, including but not limited to candles, torches, and incense (except when otherwise approved). Oil paint, other oil based materials, uncured plaster, and other materials that may block plumbing are not to be dumped in the sinks at any time. It is also recommended that you wear gloves, mask and/or respirator whenever handling chemicals, cleaners and solvents. No smoking or illegal drug use is allowed anywhere inside the building. Renters in connection with Art Aggregate rental shall indemnify Art Aggregate (“AG”) against all claims arising from any accident, injury, or damage whatsoever, however caused, to any person or to any property occurring during the rental term on or about the demised premises, and against all expenses, counsel fees, and liabilities incurred in connection with any such claim or any action or proceeding brought thereon. Studio rental contracts may be revoked at any time for not adhering to these basic agreements.***
